Caps applied to the correct expense pool

Most retail caps apply to controllable CAM only — not all CAM. The most expensive under- and over-recovery hides in this one line.

 

Anchors and outparcels — category by category

A blanket center-wide allocation is almost always wrong when the property has anchors or self-maintained users. Confirm participation per category.

Lease → expense → allocation → tenant charge

Every recoverable line item should trace cleanly from lease language to tenant charge. If you can't trace one, that's where the audit finds you.
